  • Perform minor drywall repairs, touch-up painting, and other small maintenance tasks as required.
  • Monitor building systems and report any maintenance issues promptly.
  • Pool & Hut Tub Deep Cleaning and Maintenance including: -skimming, -vacuuming, brushing surfaces - to maintain crystal clear water.
  • Test and balance water chemistry, adjusting pH, alkalinity, calcium hardness, chlorines.
  • Equipment inspection including pumps, heathers, filters, backwashing, and circulation system. 

  • Monitor security camera systems and report any irregularities

  • Respond to emergencies and coordinate with Police, Fire Department, EMS, and other emergency services

  • Prepare and submit weekly operational reports

Residential Buildings (Strata & Condos)

 

  • Contact contractors to request quotes and schedule site visits.
  • Arrange and confirm appointments with contractors and inspectors.
  • Ensure that all work is completed according to schedule and building standards.
  • Respond promptly to any building emergencies and coordinate necessary actions.
  • Check and review camera footage for incidents or security-related concerns
  • Prepare, post, and distribute building memorandums and notices to residents.
  • Maintain effective communication with residents, contractors, and the Strata Property Manager.

  • Program, update, and delete key fobs and intercom access

  • Maintain access control records and ensure secure building entry systems

  • Maintain inventory of building supplies and equipment

  • Purchase supplies as required and track usage

 

Scope of Work

  • Oversee the day-to-day operations of the building

  • Monitor common areas to maintain cleanliness, order, and compliance with building standards

  • Ensure building policies and procedures are followed

  • Manage bookings for amenities and guest suites

  • Address resident inquiries, concerns, and complaints in a professional and timely manner

  • Monitor and supervise all contractors and tradespeople accessing the building

  • Act as first point of contact during building emergencies and incidents

  • Assist with evacuation procedures when required

  • Perform daily inspections of Mechanical, Electrical, Sprinkler, and Generator rooms

  • Document incidents, maintenance issues, and resident concerns

  • Maintain accurate records related to building operations
